This beautiful Croatian villa is situated in northern Istria, near the eastern coastline of the Adriatic Sea which is without doubt one of the most beautiful and unspoiled in Europe and is enhanced by more than a 1000 islands.

It is often said that Istria is very reminiscent of Tuscany with its picturesque villages with old stone houses and cobbled streets, tiny shops and attractive restaurants. Often one will see the spire or tower of a church clinging to the top of the steep hills with stunning views across fields and woods to the next hill-top village in the distance. The difference between the two regions lies in the clear blue waters of the beautiful Adriatic Sea which is never far away and, along its coast, more than two thousand years of history unfold. The ancient town of Pula, with its extremely well preserved Roman amphitheatre, and the medieval, Byzantine and Venetian monuments of Porec and other small towns, reveal the thriving communities that have lived along these shores since pre-Roman times. Istria is also famous for its Gastronomy; abundant truffles, game and wonderful seafood complemented by a selection of high quality local wines.

Villa San Giovanni has recently been converted from an old school house and sits in private grounds on top of a hill with panoramic views over the sea, Motovun and Grozjnan. The villa is very spacious inside and is stylishly decorated with bright modern furnishings. The main level features a large, well equipped sitting room with widescreen TV, DVD with surround sound and several large sofas. There is a dining area that comfortably seats ten guests, as well as an additional seating area. Several doors open up onto a covered terrace, where further comfortable seating can be found by the swimming pool, and is the perfect spot for dining al fresco. There is a spacious kitchen, utility area and storage on the main floor.

There are three bedrooms on this level, which include one of the Master bedrooms and two twin bedrooms, all of which have en suite bathrooms. The Master bedroom has double doors opening up onto its own terrace area.

On the upper level is a further Master bedroom together with another twin/double bedroom, each with an ensuite bathroom. The Master bedroom has a private terrace with views towards the Adriatic Sea.
